All of these were built by Del Webb and are within a few miles of each other and approx. 45 minutes to downtown Phoenix.
Note: Del Webb chose to give them similar names, however, today they are separate and not connected.
The communities are not gated. You are welcome to drive around. There are Visitor Centers open - times vary. To see homes for sale, you need to go with a Realtor. The area is known for its low crime rate.
1) Sun City - The first Sun City has the most amenities and is the largest with 26,000 homes, 7 rec centers and 11 golf courses. It is also the most affordable with prices ranges from $40,000 to $400,000. Sun City is not a city but an incorporated area.
2) Sun City West - Near Surprise - 17,000 homes - As the communities are built, they have fewer and fewer amenities. 4 rec centers and 7 golf courses. They also are higher priced.
3) Sun City Grand - Surprise - Construction dates: 1996-2005 (the newest) - 4 golf courses

The first and largest with the most amenities of the three Sun Cities in Arizona by Del Webb near Surprise. It is also considered the most affordable price-wise. There are 4-plexes with a starting price of approx. $40,000 and single family homes can go to $400,000.
Condos have a maintenance fee and covers several maintenance items (verify). You do your own maintenance in the Single homes (verify all information.) There is an annual fee (currently $456.00 for amenities and can be increased yearly). A one-time fee is charged which is currently $3000. (verify all information).
