Lansdowne Woods, with its beautiful views and the golf course of the Lansdowne Resort twisting through the community, is well located in Lansdowne, VA.   It is 20 minutes to Reston, 7 minutes to Leesburg, 20 minutes to Dulles Int. Airport and 45 minutes to downtown DC.  

It is a gated community in the fastest growing part of Northern Virginia.  It is an upscale area convenient to everything.

It is 17 miles from Tysons Corner and the 495 beltway.  It is convenient to Dulles Airport and within commute distance to Washington, DC.   There are upscale shopping areas and outlets.  Convenient access to shopping in Leesburg.  You pass well-known attractions such as Wolf Trap theater and Great Falls of Virginia.

The area's planning preserves the feeling of open space and woods.  At this time of year the Autumn color of the trees was very beautiful (see photos).

Their brochure states that over half of the residents live there because their roots are in the Northern Virgnia area and they want to be close to family and work.  Yes, many of the residents are still working although over 55--more than a third. 

Resales:

Update: Originally this community was supposed to be larger, but they are not expanding it.  Please see the company about the status.  There is a possibility of a future townhouse community on the site for active adults instead of expanding the current condominiums. However, none of this has been determined as of this writing.  We refer you to IDI Group for any further information.  

The Riverview condos was the last building and there are resales available.  These were the most upscale in the collection.

Prestigious Award:

The community won an outstanding award from the 50+ Housing Council "Best Overall" among Nation's large active adult communities.  The community clubhouse category also won an award.  I visited the clubhouse and was impressed with the elegant design and interior amenities.

H/O Fee:

There is a monthly homeowner's fee which includes maintenance of grounds and common areas, fire insurance of the common areas, water, common area utilities, trash removal (trash chutes), full time security, shuttle bus, snow removal, clubhouse amenities, operating and replacement reserves, basic cable and a few other items. (Although we try to be accurate, it is your responsibility to verify all information to be accurate and current.)

In-unit services for odd jobs and maintenance repairs are available at a nominal charge. 

The owner is responsible for payment of electric service and gas heat, which are individually metered.  Real estate taxes and personal property and liability insurance are not included in the condominium assessment. (Please verify all information.)

Views and floorplans:

Some of the views are of the Potomac River, the Blue Ridge Mountains and the Lansdowne Resort.  The campus is 93 acres.

The floorplans consist of 1, 2, 2 bedrooms and den, 2 bedrooms and library, and 3 bedrooms.  These were priced in the $200,000-$300,000 price range.
